What we can do for landlords
Full management, letting only, specific tailored services (for example, rent collecting only; empty property checks).
Full management - finding tenants; ensuring tenants' references are cleared (via Endsleigh); giving information about Endsleigh insurances (buildings, contents, rent guarantee and legal protection); drawing up a tailored tenancy agreement; preparing an inventory; receiving rent and deposit; making quarterly inspections during the period of the tenancy; providing quarterly statements of accounts; carrying out a detailed check-out at the end of the tenancy; organising repairs and maintenance (under client's instructions); paying the balance of the landlord's account on a regular monthly basis; holding tenants' deposits as a stakeholder under the Tenancy Deposit Scheme; arranging for service meters to be read at the commencement and termination of the tenancy (accounts will be transferred into the tenant's name to make them directly responsible for payment); organising for final accounts to be paid on behalf of the client and ensuring the council tax is transferred into your tenant's name.

Home from Home charges
Full management - Home from Home's commission is 14% (negotiable) of the gross rent payable during any period for which the premises are let (plus tenancy agreement and inventory charges). Please note that for renewal of tenancies, if the existing tenant wishes to stay in the property, Home from Home will charge only the cost of the tenancy agreement (£85 plus VAT). We do not charge any additional fee to landlords in this circumstance.
Letting only - Home from Home charges 50% of first gross monthly rent received (plus tenancy agreement charge and inventory compilation).
Landlords with property portfolios - if we are instructed to manage a number of properties on behalf of a client, we will charge a reduced percentage.
Inventories creation - cost is £85 minimum. If the inventory takes longer than three hours to complete, an hourly charge will be made for each additional hour. Check-out cost is £75 (payable by the landlord unless the tenant leaves before the end of the tenancy agreement). If the inventory takes longer than three hours to complete, an hourly charge will be made for each additional hour. Hourly rate £30 per hour
Tenancy agreement - each set of tenancy agreements (to include one copy for the tenant and one copy for the landlord, held on file by Home from Home) costs £85. No additional cost, except the cost of the tenancy agreement (£85 plus vat), will be made if an existing tenant renews their tenancy.
Advertising - we make no charge for advertising on internet property portals, Home from Home's own website, initial advertising in the press or issuing mailings of property details (to financial institutions, local companies, schools and embassies).
Other charges - details of charges for re-registering statutory rents, garage rental and such like can be supplied on request.

Endsleigh Insurance - Home from Home is an appointed introducer for Endsleigh Insurance Services. Products include rent guarantee insurance, as well as landlord's buildings, contents and home emergency.
